paying unneccesary fees for lists that are often times out of
date. In most cases, but not all, banks and government agencies
(i.e. HUD, VA, Wachovia, FNMA, FDMC) require that buyers use
an agent to purchase foreclosures, but no company or list provider
has exclusive "private" foreclosure listings that
you should have to pay to see. And rest assured that in most
cases, marketing fees and agent commissions have already been
